Ипотечный кризис, разразившийся в США и охвативший некоторые европейские страны, как и следовало ожидать, перерос в мировой финансовый кризис. Большинству обывателей падение индексов Dow Jones, Nasdaq, DAX на мировых биржах ни о чем не говорит. Гораздо зримее кризис иллюстрируют вещи более понятные и осязаемые, скажем, рост или падение цен на жилье. На московском рынке недвижимости серьезных колебаний пока нет, он словно замер. Столичные риэлторы и аналитики ждут подвижек в ту или иную сторону, хотя количество предложений о продаже значительно возросло. А вот на зарубежных рынках уже сегодня цены существенно снизились. По прогнозам экспертов на данный момент потери наших соотечественников, вложивших средства в западную недвижимость, составили около 40%. Особенно не повезло россиянам, купившим жилье в Балтийских государствах, следом идут те, кто отдал предпочтение недвижимости туманного Альбиона, потом — хозяева квартир и вилл в Испании, Франции, Греции. Но есть и счастливчики — это владельцы недвижимости в Болгарии. Рынок этой страны по-прежнему остается стабильным, а жилье даже немного растет в цене.
Довольно острая конкуренция развернулась вокруг традиционных румынских SPA-курортов (Калиманести или Совата).
Конкуренты из Венгрии создают сети SPA-курортов с едиными предложениями, которые дают туристам большие возможности для выбора. Конкуренты из Болгарии превзошли своих румынских коллег, которые строят отели либо по коммунистическим стандартам, либо по стандартам крупных сетей 4- и 5-звездочных гостиниц. Однако, румынские превосходные термальные источники и медицинское обслуживание — по-прежнему на высоте.

Болгария сегодня лидирует в списке самых желанных стран для тех, кто ищет себе дом в теплых краях. Она же в недалеком будущем имеет шансы возглавить рейтинг центров бальнеологического туризма.
Способствует этому тот факт, что все подобные курорты находятся в исключительно красивых и пока еще недорогих, с точки зрения покупателя недвижимости, регионах страны. Явная недооцененность делает их наиболее перспективными в плане инвестиций. Существенный плюс бальнеологических курортов, в постоянной востребованности, в отличие от сезонно активных горнолыжных и морских.
Велинград расположен в Чепинской котловине — самой живописной части Западных Родоп. Местные минеральные источники еще в XVII веке спровоцировали создание бальнеолечебниц: Вельова баня была построена в далеком 1640 году; всему миру известны Женска баня, Радонова баня, Кремычна баня, Кална баня (лечение глинами) и Сярна баня, основанная на целебных свойствах сероводорода.
В Санданской котловине у подножия горы Пирин расположен курорт Сандански, особенно почитаемый теми, кого мучает бронхиальная астма, а недалеко от Пловдива — известнейший со времен древних римлян курорт Хисаря. Сапарева баня — самые горячие воды страны, с температурой от 30 до 103°С. Стоимость квадратного метра на бальнеологических курортах Болгарии от 500 до 900 евро за квадратный метр. Небольшие отели здесь можно приобрести по цене от 300 тыс. до 1,5 млн евро.

The first dig of the investment project in the Bulgarian town of Varshets was made on Monday.

The future spa complex includes 4-star hotel, SPA Center on more than 1500 sq m. and 42 holiday apartments. The hotel will have 72 double rooms, 9 apartments, lobby bar, European and national restaurant, multifunction congress center with 120 places, business center, kindergarten, night bar, dental and medical cabinets.
The investors informed money.bg that they have chosen Varshets because of the unique qualities of the mineral water, analogue of which, there is only in Argentina.
“We searched long time for a proper place for investment, where to give people the opportunity to rest in a calm and beautiful place, to use the recovering qualities of the thermal springs, to provide new package of services, which to make our clients feel special”, commented the project investors from Stascommerce Invest.
Varshets is famous with its healing waters ever since the time of the Thracians. It is formed as balneological center at the beginning of last century, when king Ferdinand built his summer residence there, as well as the first casino in Bulgaria. During the socialism, the town has been visited by an average of 300 000 people per year.
“Our investment is not an end of itself. The town has been and will again be one of the leading balneological and SPA centers in Bulgaria”, added the investors.
It is expected around 70 people to work year-round in the complex, which will further stimulate the town’s economy.

The bed capacity in Balkania, the mountainous tourist region encompassing the municipalities of Teteven, Apriltsi and Troyan in Central Northern Bulgaria, will jump to 10,000 over the next 2-3 years, said Daria Zarichinova from Tour Club ReMark which is marketing the destination.
The club said at least 30 projects for the construction of new tourism facilities have been approved in the Apriltsi area alone. The bed capacity of area resort Chiflika has doubled over 2006 while at least 4-5 new hotels are under construction in resort village Ribaritsa.
Developers are preparing to build half a dozen of holiday homes villages in the region. The biggest investment in the Balkania region so far is the 4 mln lev Venika hotel in Chiflika. The 3-star facility offers 100 beds.
Tourist arrivals in the region are expected to increase by 20% this year.
Only four and five-star hotels in Bulgaria will be categorised as spa, wellness and business facilities. The changes are listed in amendments to accommodation classification regulations that Parliament approved. The aim of the new regulations is to create proper conditions for specialised tourism. Hotel owners will have to meet a set of criteria in order to offer spa, balneology and wellness services, investor.bg reported. Current regulations lack such specifications.
An exact definition of business hotel is given for the first time as well. Business hotels should offer proper condition for the carrying out of work meeting, conferences, presentations and seminars. Spa hotels should offer various spa and cosmetic procedures, sports activities, relaxation therapies and consultations. When it comes to wellness hotels, these facilities should feature a spa or a wellness centre offering procedures, therapies and various programmes.
The requirement for balneology hotels is for them to have a medical centre with all the needed equipment.
Bulgaria’s State Agency for Tourism says that the number of tourists visiting spa resorts will increase by 75 per cent in the next three or four years. Investors have been working on spa tourism projects for a long time, Kapital daily reported.
There are spa centre and hotel construction projects in, among other places, the well-known destinations Sandanski, Kyustendil and Apriltsi. These regions boast favourable natural resources and, unlike other traditional resorts, are not burdened by overbuilding. Major spa projects have already influenced the property market, in certain regions further boosting property price increases.
The regions of Bansko and Razlog have emerged as the most popular among investors. According to real estate agency Address, eight vacation complex projects with a total built-up area of 50 000 sq m are underway in the village of Banya. The village is near Bansko and has 70 mineral springs. As a result, average land prices in the region went up, reaching 40 to 100 euro a sq m, Address said.
A major spa project in Kyustendil will result in a hotel and apartment complex of 32 055 sq m area. The centre will target wealthy clients. National Statistical Institute (NSI) data said that residential property prices in Kyustendil increased by 11 per cent in the first quarter of 2007.
Massive construction in ski and coastal resorts in Bulgaria is about to end as investors show increasing interest in other types of projects. Increasing number of investors turn their attention to spa resorts. The first spa projects are already carried out in the regions of Dobrinishte, Banya, Sandanski and Velingrad.
Agents said that such projects offered year-round tourism opportunities and proved to be more beneficial. Velingrad saw various developments. Spa Club Bor and Spa Complex St Spas are nearing their completion. The first project will be finalised in April and the second one is to start functioning in 2008.
In the beginning of 2005 spa property in Velingrad was worth 900 euro per sq m. Prices increased to 1600 euro per sq m in the beginning of 2007. Investors discovered Bulgaria’s spa tourism potential relatively late, agents said. The reason is that the majority of investors who launched such projects were previously involved in coastal and ski resort construction.

ew tendencies in the vacation property market in Bulgaria were to be expected, agents said during the Southeast European economic forum that began on October 31. Vacation property demand in the central parts of the country was going to increase, mediapool.bg reported. The demand would be highest in villages known for spa treatment opportunities. Hisarya, Velingrad and Sandanski could soon become new vacation property hotspots, mediapool.bg reported.
The State Agency for Tourism (SAT) was going to aid developments increasing the popularity of Bulgaria’s alternative tourism. Bulgaria ranked second after Island in the availability of mineral water springs and had to make use of this potential, SAT representatives said. Lack of proper infrastructure in these villages hindered the development of tourism options and the property market, mediapool.bg reported.
